The City of Sanger is deciding whether to annex 387.5 acres at Union Hill Road and FM 1190 and rezone it for up to 1,061 homes, more than half on lots roughly a tenth of an acre. The City Council votes October 5. If you live nearby, this affects you.
A 387.5-acre tract just north of FM 1190 and east of Union Hill Road, currently large-acreage rural land, is up for annexation into the City of Sanger and rezoning under a Planned Development ordinance. The concept plan allows up to 1,061 homes, with 584 of them (55%) on lots around 50 by 120 feet, roughly a tenth of an acre, set directly against existing rural tracts that run one to ten-plus acres today.
This land sits inside the Lake Ray Roberts Land Use zoning district, a Denton County authority created decades ago specifically to limit density near the reservoir, with minimum lot sizes of one acre or more. Those protections only apply outside city limits. The moment this tract is annexed into Sanger, county zoning stops applying and the land falls under whatever the city allows instead.
The smallest proposed lots sit directly against rural tracts many times their size, with no meaningful transition in between. Notably, the same developer placed its largest lots along the Lake Ray Roberts shoreline, showing they understand lot size protects value; that same standard hasn't been applied to the boundary shared with existing neighbors.
Don't annex this land, or if the City does, hold it to the same lot-size minimums Denton County already requires nearby, and don't vote until outstanding road, sewer, and cost questions are answered in writing.
Planning & Zoning only recommends; City Council decides. Whatever the Commission recommended on September 14, only the October 5 Council vote can approve or deny this annexation.
